Between the time the contract is signed and the actual settlement of closing is reached on the house, the buyer and seller go through various steps, Generally, they include: 1. Buyer meeting with the Lender to apply for financing 2. Inspections 3. Appraisal on the house for the Lender to make sure that the value of the house is in accordance with the amount of the loan. 4. Buyer's financing approved 5. Seller has any required inspections completed 6. Buyer and Seller, through the sales associate, establishes the closing date* 7. Actual closing is performed **THE CLOSING DATE ON YOUR ESCROW INSTRUCTIONS IS A "TARGET DATE" ONLY. Please do not make any final arrangements based upon this date until actual date and loan approval have been established. BUYERS LIST AFTER CONTACT IS ACCEPTED It is important that you are familiar with your contract. Each contract varies according to the property and terms. This is a sample list of some of the items you may attend to during the escrow period: 1. Fill out Loan Application 2. Have necessary inspections done 3. Review, Sign and return escrow paperwork 4. Review contract contingencies 5. Secure property insurance ONCE YOUR LOAN HAS BEEN APPROVED 1. Set a time for a walk-through inspection, if necessary 2. Arrange date & time to sign your Loan Documents, through Escrow 3. Verify the amount of money you will need to bring into Escrow to close. AND THE TYPE OF CHECKS THAT ARE ACCEPTABLE! 4. Call the utility companies to have the services changed into your name at a mutually agreed upon time. 5. Verify where house, association, mail box keys and garage door openers will be left. |
